Worked example

A ₹50 lakh home loan at 8.5% a year for 20 years has an EMI of ₹43,391 a month. You pay ₹54,13,879 in interest, so the total cost is ₹1,04,13,879, more than double the amount borrowed.

How it is calculated

EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1)

P is the loan amount, r is the monthly interest rate (yearly rate ÷ 12 ÷ 100) and n is the number of months. Home loans run for a long time, so interest often adds up to more than the loan itself.

Most home loans have a floating rate, so your EMI or tenure changes when the bank changes its rate. Even a small extra payment each year reduces the principal early and can cut years off the loan.

Good to know

  • Lenders usually finance only part of the property value, so plan for the down payment, stamp duty and registration on top.
  • When rates rise, check whether your tenure has been extended; when they fall, ask the lender to pass on the lower rate.
  • Interest and principal on a home loan can qualify for income tax deductions under the old tax regime. Check the current rules.

Common questions

How much home loan EMI can I afford?

A common rule of thumb is to keep all your EMIs together under about 40% of your monthly take-home pay. Lenders use a similar check when deciding how much to lend.

Should I choose a longer tenure?

A longer tenure lowers the EMI but raises the total interest sharply. Pick the shortest tenure whose EMI you can pay comfortably, and prepay when you can.

Does this include processing fees and insurance?

No. It shows principal and interest only. Processing fees, legal charges and loan insurance are extra.

What happens to my EMI when the interest rate changes?

With a floating-rate loan the lender usually keeps the EMI the same and changes the tenure. You can ask to change the EMI instead.

Can I prepay a home loan without a penalty?

For floating-rate home loans taken by individuals, banks do not charge a prepayment penalty. Fixed-rate loans can carry one, so check your loan agreement.
